Quick house sale firms usually buy houses or find third party buyers to buy them. The trade off is that for a quick sale you usually have to accept less than the market price for your home.

Careful consideration needs to be given before deciding on a quick house sale. We've compiled these top tips to help you decide if a quick sale is for you.

2. Research the value of your home.

Before approaching a quick sale company, get a figure in mind that you need or want to achieve for your home. Work out what your house is worth by using Rightmove to find similar houses for sale to yours and the 'UK Land Registry' website for what houses have sold for historically in your area.

3. Compile a list of quick sale firms to approach.

Compile a list of quick sale operators and check their credentials at Companies House, read the terms and conditions on their website and ask friends and relatives for recommendations.

4. Decide on your selling timescale.

If it's a 'fast sale in days' that you need then 65% or 70% is all that you are likely to be offered.   • TImescale - how long will it take for you to have money in the bank?
  • Guarantees - Is the price agreed guaranteed or will it drop?
  • Tie-ins, are you tied-in for any period of time or can you sell elsewhere.
  • What fees are involved at the outset and penalties if you change your mind.

7. Ask lots of questions

• Who is actually buying your home?

• How are they going to pay?

• Do they have 'proof of funds' ie bank statement or solicitors letter?

• When will contracts be exchanged, ie your house sold.

• If the property is to be valued, who is doing it, and on what basis?

• What price are you being offered for your home, will it change and if so, why?

• If the price offered is reduced due to 'survey' ask for a copy of the survey report.

• What are the fees or charges, are there any withdrawal fees if you pull out of a sale?

8. Get everything in writing

Get everything in writing, don't take a salesman's word for it. Read any agreements thoroughly before signing, and seek independent legal advice if you are unsure about anything.
