Quick House Sales, Top Tips for Homesellers
LONDON, October 4, 2013 /PRNewswire/ --
Quick house sale firms usually buy houses or find third party buyers to buy them. The trade off is that for a quick sale you usually have to accept less than the market price for your home.
Careful consideration needs to be given before deciding on a quick house sale. We've compiled these top tips to help you decide if a quick sale is for you.
1. Look at all your selling options:
- Traditional estate agency, maybe cheaper but longer to sell, price initially set at 'market value' and then dropped progressively until a buyer is found. Selling timescale 6 months.
- Sell your house yourself, but do you have the time, money and expertise to go it alone? It's wise to try and use Rightmove or Zoopla for advertising. Selling timescale 6 months.
- House auctioneers. Normally a quick sale but the price you achieve depends on who is bidding on the day and there is no guarantee of a sale. Selling timescale 4 weeks after exchange of contracts on the day.
- Quick house sale company, lower price, although some companies get you more depending on selling time-scales. Selling timescale - 7 days to 3/4 months.
If you are selling because of debt/affordability then get help from citizens advice and speak to your mortgage lender.
2. Research the value of your home.
Before approaching a quick sale company, get a figure in mind that you need or want to achieve for your home. Work out what your house is worth by using Rightmove to find similar houses for sale to yours and the 'UK Land Registry' website for what houses have sold for historically in your area.
3. Compile a list of quick sale firms to approach.
Compile a list of quick sale operators and check their credentials at Companies House, read the terms and conditions on their website and ask friends and relatives for recommendations.
4. Decide on your selling timescale.
If it's a 'fast sale in days' that you need then 65% or 70% is all that you are likely to be offered. If you can wait for 6 months or longer then you can receive nearer to 90% to 95% of the market value. The rule of thumb is the longer you can wait for a quick house sale then the more you are likely to achieve.
5. Find out more about the quick sale process
- Buyer or broker? - Is the quick sale firm buying the house or finding you a buyer?
- TImescale - how long will it take for you to have money in the bank?
- Guarantees - Is the price agreed guaranteed or will it drop?
- Tie-ins, are you tied-in for any period of time or can you sell elsewhere.
- What fees are involved at the outset and penalties if you change your mind.
6. Check out the quick house sale promises
- Sold in 60 seconds
- Cash house sale guaranteed 24 hrs
- House sold in only 7 days
- Highest price paid in hours
- We buy any house in minutes
Property is rarely ever sold this quickly, usually the 'promises' mean getting a buyer, not selling your home within these timescales.
7. Ask lots of questions
• Who is actually buying your home?
• How are they going to pay?
• Do they have 'proof of funds' ie bank statement or solicitors letter?
• When will contracts be exchanged, ie your house sold.
• If the property is to be valued, who is doing it, and on what basis?
• What price are you being offered for your home, will it change and if so, why?
• If the price offered is reduced due to 'survey' ask for a copy of the survey report.
• What are the fees or charges, are there any withdrawal fees if you pull out of a sale?
8. Get everything in writing
Get everything in writing, don't take a salesman's word for it. Read any agreements thoroughly before signing, and seek independent legal advice if you are unsure about anything.
